Who needs to fill out an application?
All occupants 18 and older.
Is there an application fee?
There is a $50 non-refundable fee per applicant.
How much is the Security Deposit?
Security deposit is equal to one months rent (unless otherwise noted). Applicants who are conditionally approved may be required to pay last months rent in advance.
Do you do a background check?
All applicants have credit and criminal background checks completed.
Do you check rental history?
Rental history is verified with current and past landlords.
What are the income requirements?
Applicants must have verifiable income of 3 times the monthly rent. Tax returns are used to verify income for self employed individuals.
What are some of the common reasons for denial?
- Evictions within the past 5 years
- Money owed to landlord or utility company
- Insufficient Income or Income that cannot be verified
- Low credit score
- Certain Criminal Histories
